Competition in building maintenance services in Kansas City has grown a lot more fierce in recent years. Different types of companies promise low prices and high quality, but do they deliver, or do they lead you on and let you down? Here are a few of the kinds of companies that are vying for your business, and some reasons to think twice before giving it to them.

Franchises

Typically small independent businesses that pay franchise fees to larger brand-name companies. They use the "big name" to gain contracts. The franchise owners aren't necessarily involved in the day-to-day business, and sometimes aren't concerned about providing quality services. The large franchise fees shrink already small profit margins, and subcontracting low-paid employees is common. Franchises often have high employee turnover, which leads to inconsistency and poor quality, as well as higher security risks.

National Company

Contracts are managed at the corporate level. High overhead limits the budget for staff, so personal contact and service may be difficult to come by. These companies often offer the lowest bid and hire the cheapest labor to do the job. As a result, quality and personalized service are often compromised. The lowest bid actually can cost you more in the long run.

These small companies usually are operated by one or two employees (also the owners) who serve as both managers and janitorial staff. They can offer a very competitive rate based on their low overhead. But with low overhead come some serious drawbacks. With limited personnel and equipment, they can't handle mid-sized or larger facilities. And if illness, vacation, or family issues occur, service may be unreliable, since they have no backup staff. Owners may lack business sense, or, more importantly, liability insurance to protect your building in case of accidents. And risk and exposure fall to your company in the event of a catastrophe.
